Multiple Offers-3 Tactics to Crush the Competition

 

Real Estate can be a tough business, and sometimes even a battleground.  It is not simply writing checks and shaking hands with every successful sale.  That would be nice, but like any worthwhile business venture there are competitors out there vying to snatch the property right out from under you.  The competition can get so intense that it seems you are in a battle to get what you want.  What are you to do?  Your dreams are about to go up in smoke unless you step in and counter your competitors offer with one that will hopefully give you the upper hand in acquiring your dream property.  With the proper tactics and the know-how you can gain the higher ground, and celebrate when at long last you have attained your dream real estate.

What are some effective strategies that will give you the upper-hand over your competition?

  1. The key to having an edge in any real estate deal is to have the right agent working on your behalf.  You don’t necessarily have to work with an agent, but teaming up with one will give you an edge.  When you have an agent representing you staying in constant communication is mandatory.   Call your agent and tell him or her that you want to make a counter offer that will knock your competition out of the running.  In some areas of the country the work is done through an attorney in which case you would call your attorney instead.
  2. From time to time throughout your young life, particularly when you were in school or college, you heard that old maxim “Write it down”.  Professors and teachers tried to drill it into you, saying it would help you in the long-run.  The same applies to give you an edge on your competition when countering a real estate offer.  In addition writing it down gives more strength and fortitude to your offer.  When you write down your counter offer you can detail why your offer is better than all others that have been made.
  3. If you make a counter offer and you put your offer in writing you are only part of the way to attaining your goal.  Pay attention to the clock.  Like many things in life your counter offer is subject to time and to beat your competitors you will need to submit it before a deadline.

 

 

By using a little savvy and charm you can successfully overwhelm your competition to attain your goal of acquiring your desired real estate.
